
WOLA VILLAGE
A large-scale residential vision balancing urban proximity with ecological sensitivity. This masterplanned estate in Kraków’s Wola Justowska district integrates mid-sized homes, local services, and landscape infrastructure into a walkable, low-impact environment certified under the GREEN HOUSE program.
The project is in the Wola Justowska district in Krakow on a large area of 12.5 hectares. The construction of the housing estate is a meticulous, multi-stage endeavor, involving the creation of a comprehensive master plan and the strategic planning of technical infrastructure to accommodate 600 residential units, 8,000 m² of complementary service facilities, and a sprawling park.
The core idea of the estate is to combine apartment living and a house - units ranging from 90 to 100 m², where within 15 minutes, without a car, you can reach both the center of Krakow and Wolski Forest. Planned services include a nursery, fitness club, a shop with locally grown organic food within the investment area, and co-working offices, among others.
The buildings are constructed using prefabrication technology and utilize renewable energy sources (HVAC with heat recovery and PV). The estate is certified in the GREEN HOUSE program. The landscape design includes a complex rainwater retention system with domestic rain gardens and larger open tanks in the form of "dry rivers". The planned greenery includes native species, and bird and bat boxes are mounted on the building facades.
