DOBRA OSTOJA
A thoughtfully planned residential estate where prefabrication meets place-making.
This project is a comprehensive investment task - project + construction + sale of 115 houses - together with URBA, ABYARD, and MABUDO.
Our task was to design the neighborhood's urban planning and house architecture with full prefabrication and customer optimization in mind. The earlier assumption was based on large residences and individual projects - without responding to the market.
Our approach changed the profile of the investment to smaller-sized buildings, where OSTOJA estate's advantage is its excellent location surrounded by forests and a good additional program such as tennis courts, playground, running path, and service pavilion.
The architecture is inspired by the simple form of traditional local farmsteads - pitched roofs, natural colors, symmetrical facade divisions. The estate was completely inhabited within 5 years from the symbolic groundbreaking.
This is one of those investments where we are pleased to see how residents create a community and identify with the created space.
