GRUNDMANNA
Reimagining a post-industrial heart of Katowice through urban multifunctionality. The project centered on finding a versatile solution for a sizable post-industrial property in the heart of Katowice - whether it be for offices, residential units, or a different purpose.
The ultimate answer lies in multifunctionality. The development entails the construction of 4 towers, each with 7 floors accommodating 373 apartments. These will be situated on shared bases of one story with service functions. The ground floors of the buildings will feature a commercial and service passage along the internal street. On the southern side, bordering the Rawa river, plans include reviving the waterfront, creating green spaces, as well as establishing cafes, restaurants, and a fitness club. The service portion on the ground floors will be publicly accessible, light, and transparent.
The larger volumes of the individual towers will be adorned with the characteristic brick of Upper Silesia's tradition. Due to the scale of the structures, a graphic gradient has been applied to the facades – from dark tones on the lower levels to lighter hues higher up.
The development encompasses the construction of two-story underground garages using traditional technology, as well as above-ground components using prefabrication technology.
